Hello Today!
I am really more excited every time I write one of these silly posts. It seems like the majority of the country regardless of political beliefs are starting to all head in the right direction. The Direction into a better Economy is a great place to start! With the housing market really starting to push the thresholds from being Bad to Flat it is a real likely scenario that it is going to sky rocket! Is this a good thing? I am not so sure it will not conclude with another crash but as long as people dont get in over there heads I think we will be in a great position. I hope that everyone who has the ability to purchase property jumps in head first because sitting on the sidelines of life is never the way to go. I know a lot of people are still nervous and they have rights to be so, things dont always work out for some people. In fact I would guess that a lot of people will have financial hardships throughout a "Good/Booming" economy, does this mean that the Economy itself is still way down? As of now it sure is! We have a huge national Debt with seemingly no end in sight yet for the most part my friends and family and others around me all seem to be living? No one has fainted and died (at least no one close to me) from the Financial meltdown, yes some people have lost homes, jobs, cars, expensive toys.... But that is not what life is about and if your devastated that the home and cars that you couldn't afford were swiped from your grasp without notice, then you are a fool. Positions and Stuff are great and I am more materialistic than most people but I have lost everything before and it is not that bad. Yea it feels awful when it happens but everything always works itself out. Denver's Economy? It is getting harder and harder to find Bad press coverage on things in Denver yet I keep hearing people quote CNN and such places for Real Estate information? That is just plain Dumb. Why would you be concerned with National Real Estate when it is so localized! Just read some of the articles here: http://www.denverpost.com/economy Also I keep hearing about how people are concerned with Jobs Being transferred out of state..... But it seems like there are more and more company's moving to the Denver area and we already have a ton of huge business here! The people who are down on themselves are not trying at all to find jobs. I can tell you that If I walk out of my office and throw a rock I can find a handful of Jobs paying $9-12 a hour. That might be bad pay right? Well I know from experience that within 3 years if someone wanted to climb through the ladder at fast food place, they could expect to make around $50,000 a year and have no experience needed to make it. Yes they have to want to make this a career but it can be done! It seems like everyone is to focused on being rich with nothing vested into it, just roll out of bed in the morning and stumble across a pot of Gold. Denver is probably the best place to live right now if you just want to make a life out of nothing. Think outside the box, stop bitching about what you dont have and go do what makes you happy. Some of the people who enjoy life the most have nothing and work for little money to support there life and they love it. Do you love it? I am just happy to be alive and doing what I love to do and if it pays off then that is just fantastic!

Sweet Deal
Well once again it looks like things are doing great in Real Estate, unless your a Buyer. There is honestly nothing for sale right now and record numbers of Buyers. Selling should be the Focus of many home owners but I think they are in denail, not to be confused with Denali. LOL Here are some great articals to show you whats going on.

Mortgage applications surge as rates tumble - U.S. mortgage applications surged last week as demand rose to its highest level since late-May. Applications to purchase a home hit its highest level since early January. The Mortgage Bankers Association's seasonally adjusted index of mortgage applications, which includes both purchase and refinance loans, for the week ended Sept 4 increased 17.0% to 648.3, the highest level since the week ended May 29. The MBA's seasonally adjusted purchase index rose 9.5% to 304.1 - the largest gain since early April, with the index at its highest level since the week ended January 2. Real Estate Outlook: A Bright Market - Housing numbers are headed in just one direction, and at least for the time being, that's better and better. Pending home sales jumped again - up by 3.2% for the month of July. Following six straight months of increases, the pending sales index is now at its highest level since June of 2007, and is 12% above a year ago. Last week, Freddie Mac's home price index showed national prices up by an average 2.7%. Clear Capital's home price index, which digs into thousands of Zip codes and small neighborhoods, reported even larger gains - 7.3% during the period July 27th to August 25th. Last week, average rates on thirty-year fixed-rate mortgages declined to just below 5.2%, according to the Mortgage Bankers association's national survey. The Mortgage Bankers Association's top forecaster, Orawin Velz, continues to predict that the recession will be over shortly - or already is over. http://realtytimes.com/rtpages/20090908_realestateoutlook.

Change your life!!!
As of Late I have really been loving life, I find that the further into life I go and grow things seem to make more since to me and I see a lot of people who are struggling to make it and I want to help. If anyone has a need or a dream I think posting it online should be something that can help. I am sure that not everyone has a positive attitude or a want to help but I think it is time to start pulling together. Regardless of Political or religious beliefs I think that we can all help someone and we can all benefit from a little help. I think that movie " pay it forward" made a great point, No matter how well things can go you can still get stabbed tomorrow. LOL I think that goes both directions, if your life sucks really bad, you could still die shortly. So do you dwell on the bad things that surround your life? Like the game of Golf that you did poorly in? Or the person who was close to you that passed so quickly? Or do you shrug off the things that keep you down and move on to the next thing. I suggest the later, or you can go and hide behind your drug of choice or that bottle of liquor to pretend that you are pushing through and ruin any glimmer of hope you may have. People have issues, I know that more than anyone. I live my life to the fullest because I know that someone could hit me Head on tomorrow or take away the life of someone who means the world to me and the same can happen to you. So focus on what makes you happy. If that means quiting your job to go live in the mountains, do it. If that means cutting the ties that hold you down, do it. As for me, I will continue to be happy where I am at and push my limits to better myself and the rest shall follow. If it does not work out like that then I will continue to be happy but I assure you that I will grow my life and my business by doing nothing more than helping others and beings happy. If I don't help you out I'm sorry, LOL But don't point your finger at me if your life continues to turn into crap because you have to want something better and if you don't try to better yourself then dont expect a change. The definition of insanity is a great thing to look at and then look in the mirror. If you want something more from life and feel like your in a rut then walk into your job tomorrow and quit and I bet you feel better. If you already don't have a job then just open your eyes and try to do whatever makes you happy, go to the gym go to the park... Hell just go somewhere you have not been and you will find something that you did not even know you were looking for. This Silly thing "Life" is about "Living" not about sitting on the sidelines but about playing the game and if your on the sidelines and feel like you may never get into the game, maybe you should move on to a different sport. I think a lot of the positive thinking material that is out there miss leads people into thinking that they can achieve exactly what they think. Well I don't think it works like that, If you really want something then you need to look at all the possible ways to get there, don't pigeon hole yourself. If you want a better job or just a job in general don't go out into the street and scream that job is what you want and the only way to get there is the way right in front of you. Take a different path. If your in a hole then I am sure you can get out of it. You may have to do something different, oh no! change! I'm so scared of change, don't get that confused with politics.... You know what other movie I think is a great example of all of this nonsense.. Office Space, are you happy working in your dead end job? Maybe you should try hard work. Go put up some drywall at that new McDonalds... LOL But seriously just stop complaining and focus that energy on something else and you will be shocked at how different your life will be in 1 year.

Stress
I think that everyone has a lot of Stress in there Lives right now, how about you? One thing that I think can help everyone is to look at the bright side of life and push through it. I am so tired of people who complain about everything and consistently talk about how awful life is. GET OVER IT! I myself am living my life to the fullest extent that is possible and I have no regrets. The housing market and economy look better every day and I think people who are down on themselves need to grasp the bigger picture. Weather or not your life is going to continue to get better or worse is in your hands and no one Else's. "Seize the Day!" be productive, help someone who needs your help and just smile. I cant stress this enough, smile and be happy and you will create a positive flow in your life and you can do anything. I am 25 and recently I have been able to accomplish everything I put out in front of me. Do I think that life wont ever throw me a curve ball? NO, In fact I am sure that things will happen to cause me grief and I am also sure I will deal with everything I can with a smile. You think you have it bad? Let me give you a idea on recent occurrences in my life.......
2005 doing pretty well with my own place nice Audi, serious Girlfriend and a great job. Screetch! Girlfriend leaves me for another Guy, I lose my Job and my place. I had to put my cat to sleep and a great friend gets killed in a car accident. Well that sucked. LOL
2006 move away from everything I have ever known to take a job in Arizona doing sales (I have never done this before) Become disconnected from everything and come back for a weekend to find out all my friends now hate me, except one person who is like a brother to me..... Who then gets killed in a accident. Gee now let me think about this.... Worst time of my life ever! But I came home and realized that if I looked at the positive of what happened and here is what I found. My Friends all came back, I made a lot of Great new friends from the Funeral and so on and started to just believe that I can rebuild all of this into a great new life by being happy.
Fall 2006-2007, meet a great new girlfriend, Activate my real estate carrier and don't slow down. I open a Company with great friends and have a much better place to call my own and have everything once again! Sweet right? Well lets see where this goes. Company is forced to shut down loose the shop, thank goodness for the Real Estate thing! LOL
2008 break Leg.... Yeah that's no good, no health insurance and now no way to work. But I still kept the positive thing flowing. My girlfriend keeps us going until I can walk again and I end up with a even better house and more great friends and a booming business.
2009 Pay off all my debt, That's freaking sweet (Minus the house) Get e new car, way better than the Audi and I am going to continue this trend until I have built everything I can. You think I would make it this far with a Negative attitude and dwelling on things that are bad? I don't think so. There are plenty more Bad things I can post on here but I would prefer to concentrate on the great life that anyone can create, Word to the wise from the less wise! LOL Don't worry, be happy.

Home Buyers
Hello Everyone!
Recently I have been working with a lot of Buyers and I have learned some very important things that everyone should know about the buying process. It is a lot of stress and don't believe anything until you are closed and living in the house. Every deal has a issue at some point and I think history will show that you never want to count your chickens before they hatch. Now with that said I would like to make sure that everyone understands that it is a different problem with every deal and there is no way to predict what kind of junk you will need to deal with but just be prepared.
I would like to also mention the First time home buyer credit and how it is getting down to the wire with being able to claim that if you have not already purchased a home. First time buyers are anyone who has not owned a home for 3 of the past 5 years so if in the 1990's you owned a home and you sold it in the 1990's then you can qualify! Please make sure to seek tax advice as I am not a tax person. Also if you do not qualify for a loan and want to buy to get this tax credit you can use a non occupant co borrower for this. There are some guidelines for this so please let me know if you have questions!
I will be doing a Home Buyer Seminar with a Loan officer next month so please let me know if you would like to attend. It will be near Park Meadows Mall and it will really explain the whole process from start to end and lets get you that Tax credit!

Another Day In Real Estate Paradise!
Well its Friday! And so many people are making that rush to get into a home before the Tax credit expires. If you are unfamiliar with the Tax Credit or when it is over please click the link bellow! As Buyers have come out of the woodwork to be a part of this we have seen a large drop in current inventory. If you are thinking about selling your home under $250,000 now is the time to get it listed. Think about it this way, You can sell your home fast! You may not make a huge profit but if you are looking at buying a larger more expensive home there are plenty of deals out there to be had (Just not under $250,000!) Here would be a good example, If a home was worth between $500,000 and $1,000,000 before our market crashed there is a real good chance you can get it for 20-50% of what it once was valued at. That would mean in a perfect scenario that a few years ago you really wanted that home that was $1,000,000 but you could only afford to purchase the $300,000 home you bought. Now your $300,000 home is only worth $250,000 and you owe around $250,000 on the home. If you can sell it for a small loss on the $250,000 you could go buy that $1,000,000 home for $500,000. That means you lost a little over $50,000 on your current home but you gained $500,000 in equity in your new home. I think this is a great opportunity that is not going to last long. If the market comes back (as all trends in Denver are pointing to it coming back fast, and already back in a lot of areas) you might get that $300,000 for your current home and you will expect to pay $700,000+ for that dream house you had been looking for.
